At what point should I involve a Realtor?
A Texas licensed real estate agent that belongs to the National Association of Realtors is entitled to call themselves "Realtor". Not all Texas real estate agents are Realtors, and as such do not offer you the additional skills, tools, commitment to prescribed ethics and business standards as do Realtors.
Whether listing your home for sale or planning to purchase an existing or a new home, persons are always best served to interview, select and involve a Realtor from the very beginning. Even though they may be in the very early stages, there are things persons need to know that will help them avoid pitfalls and take advantage of protections and opportunies to achieve a successful transaction. Involving a Realtor too late can in some cases result in "unrepresented" actions that may not be in your best interest, cause you to overlook key items that will result in legal exposure and cost or both, etc. etc.
A well selected Realtor will "mirror" you need for service and your pace. That might range from an initial meeting to help you understand the "landscape" so you can proceed on your own for a while without the Realtor, but know the point at which you will need to reinvolve them, to starting with a Realtor and intensely pursuing your objective together until accomplished . . . A Realtor is there to help, support, guide, protect, and take care of many activities that will ensure the success and integrity of your transaction. Therefore, it would be our advice to take advantage of what in most cases are free "consulting services" so that you may be informed real estate participants every step of the way from the very beginning, and be in a position to make sure you get maximum value for paid real estate services.
